Thank you, guys.In San Diego, CA, the soils are horrible as well, however CA has really high standards for foundation installment in the 1st place (to avoid lawsuits).

- $4500 for drywall could be reasonable if you have 4500 square feet of drywall to replace; it's a horrible price if you only have 1000 square feet

The regular management fees are not horrible 8%.

Or worse have someone decide they want to stay 2% owners after a couple of months of being a horrible tenant?

Then recently a contractor told me that drylock is horrible and will rot out your block since the water cannot come through.

I've had someone say that before and it looked horrible.

It is not a horrible area.  

I have a few ideas in mind already but I'm absolutely horrible in the designer/creative visualization area....would love to see how others would chime in
