Hi Andrew,- If you were in school before Oct 2023 we can use it for employment history - If you were employed for 2 years in the past this should also work (with explaining the gap)- We can do a Non-QM one year employment full doc with no PPP that is better priced than DSCR (but not as good as conventional)Hope it helps 

If you haven’t already, I’d scope out the municipalities around town.. from what I read in The Economist, the Phoenix metropo area continues to rank high for job growth, which usually bodes well for new builds.

Ranges can be fine if they’re in good condition, but inspect them thoroughly.

Normal mortgage rates are in the high 6's now, for a personal residence, and higher for an investment property. 

They both had good intentions and I have personally seen the inner workings of the business in attempting the "Done for you" model.

Go in with a good narrative about what your companies mission statement and 5 year plan are and you'll have a shot at getting approved.

If DTI will be the only issue for the rental purchase, a DSCR loan would likely be a good option.
