@David Cook, A somewhat complex twist on the 1031 might help you out - depending on valuations and how constrained you feel by those timelines and trying to purchase the second lake house.

A slight twist here...We have a piece of land for which zoning allows mobile homes (there are certain restrictions of course).  

I do ask what they are looking for in a place and if they mention something that doesn't go with my property I gently remind them of what the ad said about that and make sure they are not wasting my time.
