Maybe talk to some local banks (vs big name banks) who might want to see D-Town improved by this renovation.After that, you will know what kind of cash you will need from a partner (unless you are looking for 100% cash rehab).Note: you may be looking at some kind of construction-type loan with cash draws for % complete by certain due dates...and you might have to pledge your home (or and/or partners home) against it to get the construction-type loan.Mess that loan up and you might be living under an overpass on I-75--they take your house.And how tight are your reno-budget numbers....big projects are like herding cats....small things go wrong that can cause big costs...unforeseen construction delays, repeated vandalism, etc...

I hope the rate passes and is not refi to todays rates, but I don’t know how that process works via a Trust.My plan: Sell this property and use as a seed to build a portfolio out of Calif. that I can retire with in 5-10 years, and eventually turn these 2 doors into 20 someday.Due to current interest rates + tax reassessment, cash out refi to acquire more units will make it negative.Some basic location criteria 1.

i.e. if I use a property manager to help with marketing, posting, maintenance, support, local coverage (our area requires someone nearby), etc but I can control dates of when available, and no minimum # of days in our contract, am I not really seeding control of occupancy or use and this doesn't really apply anyway?
