American company is not going to do mortgages overseas.

I'd only get involved with flipping if you can handle the risk and you have a team who is able to get it done in a timely fashion.

This is the #1 hurdle for most Americans.

If you are able to use it in a commercial fashion that is generally a good rule of thumb but reach out to a professional to be sure. 

When I call American Family insurance, they gave me a business owners insurance. 

Oh I have 1 more thing to add, american and canadian , mortgages, laws, taxes, purchase prices and alot of other things are different.

I don't have any suggestions for FL lenders, but I have a few foreign national clients and getting an American Express card on the strength of their international bank credit has gone a long way towards making the process easier for them working with US lenders.

I would look at possible lenders like American Heritage Lenders.Hope this helps!

You should be able to get a prelim at any of the big title/escrow houses - Fidelity, Old Republic, First American, etc.   

As for paying out commission splits, I guess we do it the old fashioned way.
