There is so much emphasis on loss mitigation, loan mods, negative publicity and just trying to handle the sheer volume of defaults that I cannot imagine a lender/servicer making judgment chasing part of their business model.

When you are starting out, whatever you think is the correct entity structure for your business model WILL probably change as you experience the in and outs of RE Investing, so I wouldn't worry too much about that at this stage, I would put all of the emphasis in learning how to buy low.

@Erik Mielke Great advice, I will narrow down my risk tolerance for neighborhood class and include a higher emphasis on NOI goals.My biggest struggle with purchasing with lending initially is that while I have cash to invest, my income isn't strong enough to merit good lending terms.

Here's my objectives:-My long term goal is to own up to 10 rental properties (emphasis on SFR or duplexes/triplexes or quads if I can find them) in the Greater Seattle Area or King County that cash flow and use the remaining cash to pay down the mortgage with some reserves for maintenance. - Greater Seattle area is expensive so i'm willing to go further if it makes sense - I intend to use a property manager and will structure the model accordingly.
