If you were denied because you don't have 2 years rental history, is seems it would only help meet this 2 year rental history if you would have been running through your LLC (not to mention the other reasons I discussed) - Disclaimer - Not a CPA or attorney.

This might feel like you've been denied a lot at this time...just try to think about it like it's a delay.

You 100% are capable and if investors are your jam then do it, just know I go up against this all the in my market  and very few people will deny an agent did what they are looking to do.   

Chicago has a law that the landlord cannot deny the tenant the ability to sublet.

The last thing i want is to get denied for a cash out refi and be stuck with a high interest rehab loan.
