I saw exactly what you are talking about in a youtube video but wanted to get a second opinion.

You mentioned they are also doing a capital call, that is a difficult thing to contend with and, in my opinion, the decision to participate is going to depend on the operator and their communication.  

An appraiser gives an "opinion".

I won't argue whether it is or isn't an investment, but my opinion is it's not a great one.

I used to use Quickbooks but it's expensive and is way overkill in my opinion.
