Courts are loathed to allow someone to lose title to real property for failure to pay property taxes and will readily set aside tax deeds for cause. 

People lost court cases when they tried to deduct short-term rental losses while being totally hands-off.

CT is where I am located and for this state it's 5% EMD and the rest no sooner than 21 days but no later than 30 (that timeframe is when the closing process with the seller/borrower will take place)...But since my state has a judicial foreclosure process and every step must be court-approved I just wasn't sure if I have to put down 5% EMD before it gets approved or after(I want to note that the clock for the 21 to 30-day timeframe to close doesn't start until the court approves the sale) 

My most recent eviction was last fall :)Take a few hours to search for/read through eviction process in Georgia, the clerk of court is often helpful in filling out forms (but they will not offer legal advice).Just being late will not be enough to get an eviction, she will need to be in arrears.

The trades Geoffrey recommended have been appalling (we are now heading to the courts with one trade).

Tell them if they don't you'll have to proceed to the next step through the courts. 

We have a person on board with a degree in design, so we usually tweak the floor plans for sight lines and function.

The roof is functioning, but will kick the can down the road until it needs addressing.
