Raleigh and Cary for example might be too expensive, so perhaps it would be better to wait on the down payment until you can afford a nice rental property for the long term or even to house hack as suggested.Also, A house hack is when you benefit from others paying your lodging on a owned property.

Example of investor-friendly terms we'd be looking for include:- asset-based lending with competitive rates- willing to loan to LLCs- competitive closing costs (<= $2K'ish)- willing to loan on rented and non-rented property (on initial purchase)- 80% LTV (on initial purchase, probably will be a bit lower on a refinance)- DSCR 0.8x (on initial purchase, probably will be a bit higher on a refinance)I'd love to find a brick-and-mortar location in SW Wake County - Morrisville, Apex, Cary, Holly Springs, etc.
