I thought about growing produce with some herbs, flowers; and having a roadside stand, you could actually tie in a B&B, farm to table etc. do some fun stuff and maybe market to like women's groups at churches or ? 

You could even hide the rock in a flower bed or somewhere else where it could not be easily detected.

If you're doing homeowner type lipstick, then stick to things that are really cheap like paint and some flowers out front.

Also, they will go through your finances thoroughly so be prepared to explain that Grandma gave you a $100 check for your birthday.  

I might include birthday cake, too :)

The low price point is what attracts me because if there if it can be fixed up and rented it should BE a cash flower.

I have heard that both Plano and Flower Mound, TX are very nice places to live.
