What are the biggest risks, other than the seller not accepting the terms?

The biggest question I'm teetering with right now is buying in Michigan or Florida first.

The biggest issue you will find with a local bank is the seasoning requirement.

The literally single biggest mistake that people make is to buy a class D property, because it was cheap to begin with, 90+ days on market and they were able to negotiate a "discount" - ask them a year later how that worked out for them. 

In the last 12 months, my company (LLC, sole owner) did over 1.2m in revenue, and i have cash to put a good % LTV down.  

The biggest thing I have learned is to pick your market intelegently.
