I'm part of others like Pace Morby's, Steve Trang's and Brent Daniels', but I don't think those align with what you are looking for.

Everyone just has to decide what their goals are and make sure everything aligns. 

It could be that the work of the GP and the amount of money you will walk away with do not align.

In today's market conditions, it is not uncommon that you are purchasing based on upside vs actuals, so please be aware of that and ask yourself if your investing thesis aligns with this.

Hey allHas anyone successfully moved away from (or at least supplemented) the standard % fee for property managers in favor of bonuses and incentives that align the interests of the landlord and property managers?

Existing competition-   Look on Sparefoot map and Google Self Storage map, and see how you, competition and customers are aligned. 

My advice, pick an area of real estate that is most interesting to you which aligns with your long term goals, and make a purchase in the next 90 days. 5 years is a long time to be thinking about investing. 

I think it's important that spouses are aligned when it comes to real estate investing, and I think you both probably have legitimate points to make on either side, and maybe you can agree to meet in the middle somewhere.My 2 cents, if the previous landlord raised rents 3-5% with this same tenant each year, then the expectation has been set and you likely won't have an issue continuing that trend.

That is what brings me to wanting to invest in out of state areas and find something that better aligns with my goals and visions.
