If the property can be bought at a hundred thousand dollar or more discount, would it be possible to dig new footers and replace the entire existing foundation with steel beams to support the sill plate.  

Does your neighborhood have stainless steel appliances or is white OK?

Also, real stainless steel silverware doesn't rust, so you need more clarification on what they are seeing.

Depending on the length of time held prior to 2026, there are basis step ups that occur to reduce the gain recognized in 2026, max of 15%, but note that the first of these time slots ended in 2019 (7 years), so at this point that reduction would be 10% if invested for 5 years by 2026.

We're going granite countertops, luxury vinyl flooring throughout, and stainless steel appliances as well as supplying Washer/Dryer and Fridge to set ourselves apart and command a higher rent as that's what my review of the area is showing.
