@Noah Margate, if I get seller financing, I don't have that mortgage show up on my credit report, I can negotiate the interest rate with the seller, I do not require an appraisal, origination fees and other "junk" closing costs. 

We originally wanted to hold for the long term to potentially retire in but at this point, there may be better use of our money if we can sell.

If the state you are lending in requires a license, you should find someone with the appropriate credentials to originate the loan for you professionally.
