I have found: class A properties have lots of newer European carsclass B properties have lots of new Japanese/Korean carsclass C properties have lots of trucksclass D properties have lots of POS vehicles.I adjust +/- based upon the mix of the different levels and ages of cars in the neighborhood.I am not saying that the car makes the person, but it is a pretty simple matrix when doing a first evaluation of a property.

Since I posted this I was introduced to a short sale negotiator in the next town over that has offered his servicies for a pretty reasonable fee so Monday I'll touch base with him and hopefully dish it off to him to deal with for a % so I don't have to.

In the case of structural wood (studs, sill plates, headers, wood framing, etc.) that has mold, it is best to HEPA vacuum, then wipe with a solution of mild soap (dish soap) and water.

While it was clear with every turn in this 3500 square foot house, the grandeur and what a special place it once was, it was also obvious that it was not being well cared for (it was a pig sty with dirty dishes, clothes, beer cans everywhere) plus there were so many places with wood rot, shoddy work done, codes violations galore, asbestos tape around the pipes, gaping holes in the sofits etc. etc. etc.

It doesn't matter how nice the place is, it seems like the day your tenant moves in a refrigerator, dish washer, AC unit or Oven will immediately fail.Also be careful with flips, on our first flip, they will take twice as long and cost twice as much as you anticipate.
