Second is the incessant problem of water damage.

For myself, given that my job takes me away from home for months at a time, having a condo allows the HOA committee to handle issues such as lawn maintenance, snow removal, garbage, etc.

In addition, you don't have to worry about outside maintenance issues like cutting the grass, snow removal, etc.  

also, assuming you get snow, you may need to factor in snow plowing service in your numbers. 

From late Oct through April, we just see a flood of snow birds and travellers come through. 

I don't think its a leak in my window or roof because it has not rained or snowed, just very cold recently and when I turn on the heat, condensation happens on the windows and my walls start to get moldy.

You will have some problems during heavy rain and snow storms.

Facility maintenance- it is winter where we are at, thus Snow removal and Ice or salt melt. 

These are the other things this number needs to cover: annual sprinkler and fire alarm panel inspection, fire extinguisher service, lawn mowing, snow removal (?)

It is snowing now, here in NJ, and as I was walking outside and going to my computer to go on BP, I was thinking that this site is like a well worn path in the snow: the pioneers struggled to make a path, and those following get to enjoy an easier path already formed by others.
