Do I just leave it as is (of course making sure I’m covered for liability) or do I fully insure and continue applying for the loan?

In my experience, the groups with long track records of continued success have always allowed their success to speak for itself.  

It will enable you to continue living for free while your residents pay off your mortgage for you.There are several turnkey companies in the middle/southern part of the country where you can buy high quality single families for under 275k in landlord friendly states.

Buying a piece of heavy equipment like an excavator or Bobcat can definitely save you money long-term if you're going to continue to use it frequently.

To add insult to injury, I was charged an additional $1,000 for Flip System providing me this problematic deal.My disappointment continued with the lack of educational value provided by Flip System.

The next buyer brought in an engineer who had over 20 years experience with older residential homes in Denver and said, "yeah, it's not perfect and certainly not to current code but it will likely continue to function as it has for the past 80 years."

But each transaction is a roll of the dice, and as any gambler knows if you continually “double down” it’s just a matter of time before you lose your “stake”. 

Might want to investigate where you think the trash is coming from maybe there is a school nearby and the kids are walking past and just throwing trash down but I would invest in another trash can or just might have to come a little more regularly to pick up the trash so there is no complaints from the neighbors.
