In the agreement you make you give 3 days from the 10 for him to be out, vacate by xxx date, If your lease has it written you can accept partial rent payment you may be able to keep the payment made and still continue with court action.If on all other counts other than being a LATE payer is ok with this tenant I'd do the first.Cash for keys without completing the court action at this point is mindless in my opinion.I'm not familiar with Oregon state laws so you'd have to check but in Minnesota courts this has been the procedure as of late.

In a second time, you assign the beneficial interest to your LLC.The title of the property will read land trust xxx with yyy as trustee.In some state land trust are not recognized as entity, so the bank account should be under the name of the beneficiary.You can use a third party LLC or Corp as manager for the property.

Start providing a monthly notice to campers that shows their electric usage relative to the average, or have a flat rate that includes up to XXX kWh (even though that's the same as sub-metering it might give the perception that it's still a flat rate).
