You can probably make up for the perceived loss through the reinvestment in your US business.

It’s unnecessary and potentially problematic to add the ex-partner to the title before the sale.

I think that's doable in the next month and half.    

I have to agree with the others.

Sometimes they forget to tell you that many tenants in Detroit don't pay (depending on the property manager skill and the type of tenant) - but taxes are very high in the city and so is insurance. 

Next, start building your remote teams.

I can go way deeper into finding good MTR markets, pursing tenants other than travel nurses, property types, scaling operations through systems (my specialty), renovations, etc but it's much harder to do in a thread.

Find a solid deal in your market after negotiating you get 3% COC, 1% debt paydown, and say the market appreciates 4% for the next 5 years with 100k down on a 400k asset that would be say 16k+ a year. 

The general rule of thumb when using debt is to ensure that whatever asset you buy with the debt should make more than the debt service.
