A $200 front door might be reasonable for some areas whereas a $200 front door would be considered a cheap fix in another.  

You can pick up houses dirt cheap, fix them up and rent them out.

If you can find cheap money, then it makes sense to use it for buy and hold as long as you have an exit strategy to pay them off.

Single family homes are fairly cheap and easy to come by in the area, and in my experience rent well.

I install electric water heaters in my units because they are cheap and easy to replace, Ace Hardware sells 40 gallon units for $299, vs a power vent Gas one is $749, and life span is about the same.

Conventional loans are cheap, but they take forever to get approved whereas with private lending, you get the funds a lot quicker.
