If you still feel the same, I'll take your points into consideration.Though I acknowledge I am over paying, I believe I'm only over paying by $50,000 (something you recommended I did when you thought the value was $400,000) The other offer at 400K is a low ball offer from a guy that throws you know what at the wall to see what sticks.

When I sold, I took my profit and moved to better neighborhoods.Find motivated sellers (there should be MANY) and cut your most insulting low ball offer in half.

As far as their pricing and offer acceptance strategy goes, I've found they typically won't respond to low-ball offers (I'm asked this all the time).

They are well established and have low vacancy rate so I used 5% but it should be more like 2% according to what they told me. 1% for Cap Ex because all the major stuff is new.  2% for mnx cost which probably is a low ball %.
