I would recommend that they invest in an inexpensive 'white noise' machine to help muffle the sound but that no property is completely sound proof and the upstairs tenants are well-aware of their concerns and are respectful.Always 'entertaining,' huh?

If this is a one-off issue and they generally handle things well, maybe give them a chance to make it right.

It's called a payoff statementif it's a big lender you will not buy the loan as it will take forever, you are better just paying it off. you then can foreclose based on the total balance owed to you which is both loans and any accrued interest. regarding fixing property or selling as is, that really depends and needs to be evaluated on a case by case basis 

Ask them to update your photos and put your best foot forward.If the market is doing well and your PM is marketing poorly, then you have a case for complaint and/or moving to a new manager.

You can find flat rate listing agents as well for probably $1000 offer buyers agent $2K so they will take the time to show it.
