The walls can't be cracking and 1990's beige when you installed brand new hardwoods throughout.And, while new cabinets and counters and appliances are nice, if they are not well laid out, or you jam an island into a space that does not allow for stools to be pushed out, or the oven door to open because it hits a cabinet pull, that new kitchen is meaningless. 

They are worth their weight in gold.They actually specialize in smaller multi family in the Lehigh Valley so their business is built around the model.

Walk thru that exercise to determine you location and market strength.  83 units is a nice size to get started if you plan to Scale.

I will try to tone down the perfectionist in me, and I will start researching the areas in CT that have the right cash flow, and work from there.

We've got pretty nice communities around here, cost of living is reasonable and there are good opportunities as far as investments go.
