I've spent a good deal of an hour clicking around in circles on the DHA webpage and setting up a profile with their bob.ai platform but cannot seem to get real answers or the ability to speak to someone about the details.Anyone have experience with voucher program as a land lord?

Some things were done well and others were horrible and needed to be redone.

I use Proper insurance, unwritten by Lloyds of London, for my STR - covers the extra issues you would expect from an STR like vandalism, alcohol liabilities, business interruption up $10k, hot-tub cooties etc.

Cozy was "good enough" for awhile but the lack of a mobile app and multiple tenants having issues setting up payments, etc caused me to look elsewhere.

Its not hard to start , its getting to the finish line is the difficult part . 

Debt service is way up, revenue is generally down, down payments are way up, financing terms and costs are much worse.The time of fast scaling has passed, unless you're very creative. 

I would say ads are better than cold calling as its inbound vs outbound marketing and most people do not like to be called.

But it will go back to calling when the fad dies down and people are getting fewer calls and it will become profitable again.AI texts are still pretty easy to ignore.
