I was the main contractor when my house and apartments were built, so I am very familiar with the construction/remodeling phase of the project.I currently have a 4 unit multifamily apartment building that is debt free and fully owned that I would like to use a collateral ($225K Appraised Value )to get a loan to begin my project.

If you pay the utilities, there is very little concern for conservation on the tenants part.. they are less likely to report leaks/running toilets.

They could have one unit that's actually set up as a 2-bedroom and is recently remodeled that they get $850 for and another that's a dated 1-bed and only $520.

We feel like we can remodel and renovate the properties to bring in an additional $2,000/month(by turning one of the 1 bedrooms into a bi level three bedroom by taking advantage of the large pitched roof in each property.)
