That's the basic concept but I think you are getting into a territory that becomes very lender specific in regards to terms.

First, I'll be in positive cash flow territory, partially because I'm putting enough down and partially because the city I'm buying in is pretty investor-friendly (strong rent demand, low house price-to-rent level ratio).

If you updated that to current rates, it might tip this more into unfavorable territory. 

I would've thought the cashflow would be in the positive territory given I got the house for 52% ARV (assuming my numbers are correct).

Using a series outside of the state is simply unknown territory. 

For a more balanced mix of appreciation and cash flow, I *strongly* recommend Reynoldsburg outside of Columbus, and the first few miles of territory on the Licking County side of the Licking/Franklin line.

Based on the fact that you are a hobby landlord it is understandable that you may believe you have a cash flow positive property but the numbers  indicate as a long term hold you are very deep into negative cash flow territory.

And I have seen as many as 4 types of plumbing in one house before, a lot of people are lazy and I would address it, but if you bought it AS-IS most people combat and say hey it is a part of the territory but usually people do not take termites into consideration so that’s why I would lead that direction.

One thing that is imperative in our municipality is that when hosting any tourists or foreign guests overnight, hosts must collect their guests’ identifying information, including an image of their passport or national identification at the time of check-in and WITHIN 24 HOURS following arrival, must communicate to the territorially competent police headquarters and our local municipality.
