HH properties (and often HH clients) are high resource utilization accounts for a PMC, so many PMCs won't take them on, or will only take them on with the understanding that the property will be converted to a single-lease property (we do still use this approach.) 

A duplex in the $100-200k range with a target CoC return of 8-12% is definitely within reach, especially in some of the emerging neighborhoods.In terms of areas, you might want to explore neighborhoods like Bagley, East English Village, and parts of Grandmont-Rosedale.

I'm actively thinking about my target areas and possible deals, but would really appreciate if there were any groups or mentors available interested in discussing the ins and outs of favorable market locations, financing, ideal type of investments and getting that elusive First Purchase!

@Teahjsia Frazier - If you're targeting a BRRRR for your next deal I would consider using a combination of your money, private money (friends and family), as well as hard money for the purchase and rehab.

There are so many free resources and fb groups out there that will give you listing advice and help you.
