On the other side of the closing table, cashing that big check, trust me, you're more likely to say "wow that was a lot of work, how can I make this easier?"

Even with the 10% down, the re-financing would probably be 80% LTV max, so you'd have to bring 10% to the closing table for the refinance. 

My table stakes in this would be, if your dear friends aren't interested in going after everyone involved, then why should you be?
