After 45 + years investing in, purchasing and selling notes and real property; structuring “deals”, running investment funds and syndications, I have observed that many (most) investors both hesitate too long gathering too much information before making an offer AND do not do enough investigation, analysis and due diligence before they finalize a purchase.Seems like opposites, right?

Hey Jake,You'll definitely have some options with DSCR lenders, but you'll need to be really sure that the lender you use is okay with underwriting STR income as well as with the ADU as a mid-term as they are kind of tricky.With DSCR loans, your credit score is going to be a big determinate to where you will lend.

Not sure if it would make sense for you specifically, would need to know a bit more about your situation and everything, some people we help that are looking to consolidate debt consider refinancing to lump all their payments together since a primary residence lending option has lower rates than some of the alternatives.

If you have a history of having rented the property by the room, a lender will very well look at the rent you have gotten and lend based on that (or at least the DSCR won't reduce below whatever LTV is offered on the appraisal).
