If they are on month to month you often can have the owner give them notice once you clear inspection.Typically the seller will provide a check for deposits plus interest and prorated rent collected at closing (separate from title company funds).Your other options are to wait until the lease expires and non-renew (section 8 has some additional requirements) offer to pay the tenant to leave before the lease expires, if they are non-paying or violating the lease eviction may be the option of last resort.

To do a full depth analysis of a property for Airbnb you have to take into consideration: quality of furniture/eventual replacement of furniture, bedsheets/towels, consumables, laundry, cleaning, location of property, high and low seasons, competition in your area, cost of management, what amenities you should offer and eventual upgrades of those amenities...That being said, I do run the BP calculator on my deals to make sure they will work as a long term rental in case I have to resort to plan B.

Of course, I'm buying... last resort kind of thing... if the product is marketable to renters and the normal rental cash flow "rules" apply.
