We do not personally go after tenants, because we are not attorneys, but we have attorneys on retainer and ready referrals who've done-that and been-there, so it's a quick simple hand-off.

The TV shows and the gurus selling their goods try to make wholesaling and flipping look like a simple business, but it is really a very difficult and full-blow business that requires a super amount of hard work and a much more time than they want you to think.

If you are upfront and communicate with inspectors you won't have issues.

Personally, I just communicate with my tenants that we keep the HVAC (in florida so rarely need the furnace) above 68 degrees at all times, and that it is best to keep the HVAC above 74 degrees during the hotter afternoons where the ambient temp is in the 90s.

But while I currently live OOS, removing the mental burden of guest communication or constantly being "on-call" is something I realize now how much I value.
