Your last sentence, "It is much better to lose the property to a competitive bid than to lose it to the bank later" is an important one to be reminded of frequently as an excited newbie to investing. 

One sentence in the article states "The results are insignificant to explain the U.S. real estate boom occurred in the mid-2000s."

Stability and Midland/Odessa in the same sentence is a joke!

If I were in your shoes, I would try free-handing a sentence or two in the lease that clearly explains what is happening.

.- Changed the word "vermin" to the word "pests"- Changed the term "reasonably clean" to "generally clean"- Changed the sentence “safety or health hazards that would be reasonably expected to adversely affect the Guest’s stay” to “They contain safety or health hazards.”That's seriously it, other than the things I mentioned above. 

I don't know what HA is or what the rest of the sentence is intended to mean.
