You're trying to make this work when everything screams red flag.

Either of those would require him to move out.He hasnt physically threatened me, just threatened to sue me and banging on the walls at night so I cant sleep and randomly screaming in his room waking me and other roommates up.

@Dakota Fleming, anyone that claims to be a licensed lender and doesn't have an NMLS number on their website screams scam to me.

It also screams people living on the edge if they can't manage to budget at least every other weekly payment.

As one local tenants' group puts it, their are a lot more renters than landlords, and so the politicians and bureaucrats listen when they scream.

I ran the numbers with an asking price of $360k, but being that the rents are fairly below market value and includes all utilities, this doesn't scream your typically "deal". 

Your realtor should be screaming like a banshee to arrive at a much better situation for you. 

They are going to scream bloody murder... you'll need to ask them to leave 'in order to make long overdue improvements' to the place.If you slip, ask yourself if you started into the RE business to make money or to be a charity.
