What if one roommate has friends over every night of the week to drink and play FortNite?

My nephew has a condo in Phoenix area and his two roommates/tenants pay all the expenses.  

You would disturb the tenant's right to quite enjoyment by renovating the house and then you would essentially change the terms of their lease by adding another roommate to share the kitchen, bathroom, living room, parking, etc.

Also my friend from college was moving to SD and wanted to be my roommate/tenant.

The biggest threat to rents right now is reverse household formation, during the pandemic we had record household formation (people moving out of their parents basement, going from having a roommate to living alone, buying a 2nd home, buying an Airbnb, buying a rental, buying 5 rentals etc.)

Let's say you have to go to court to evict a roommate and it takes a few months to get rid of the person.

I house hacked in 2010/2011 in Florida and had no issues finding roommates to pay by the room, for a low price point.

Any ideas other than having a full time roommate? 

A roommate in my house hack previously lived in Norristown before moving in with us.

But then who knows, maybe there's single people, or someone with a roommate who precisely wants a 1bed, and is happy to save $300.
