I realize for some on here that is child's play, but for all us other mere mortals, it's a reminder that you gotta start somewhere. 

Write a strong-worded letter sent via email or mail and remind her that has violated the lease as it is and you can pursue eviction.

Even if the tenant promises to pay rent and late fees on the 11th, I remind them the eviction process starts on the 10th, will add another $50 charge to their account, and will only be stopped when they've caught up.

Continue reminding them what you're looking for and - if they like you - they will keep their eyes open for you and expand your reach.
