If I go for traditional financing even tho I dont have it refinanced and rented will they consider it or will it be too much risk on my end with the hopes of renting and using that cash flow.

This approximately gave us 250K to buy a passive purchase all cash and not have to worry about the interest payments, giving us the option of cash out refinancing or keeping our powder dry for other future acquisitions.I most interesting thing about this decision though is it has change the mindset of my previous investment strategy.

I found the HELOC looks like the best option because refinancing away from a low interest rate adds to how much you pay the bank when you refinance.
