Sometimes when I feel I want to buy a new hat or a new pair of shoes and I alk out our front yard gate and going down the street to get to the market which is about a 15 minute walk from our house, a neighbor pops out to greet me and tells me they cannot afford to buy their kid a new schools uniform this year, not problem I pull out my money and tell them,"here go buy your kid a new school uniform" .

to send orgininal docs to a lawyer not a party of the contract I would never do.. no problem sending copies of course.. so they can review red line and send back with their instructions but this is how fraud happens.I had lunch last week with Pat Stone and he said the east coast has far more claims than the west coast because of the smaller mom pop attorney relationships compared to someone walking into your multi jurisdictional or location for real title escrow company..

In my opinion you should be cautious of small mom and pop operators who are agents working out of their car because they just don't have the scale and resources to bring to the table.

That can become a slippery slope and once enough of those pop up, suddenly it's actually not that great of a deal anymore!
