Here are my thoughts:1) Try to find a "nicer" duplex that maybe just needs carpet and paint as sometimes sellers get nervous with accepting an FHA offer due to the Appraisal calling out safety items like peeling paint.2) Since you're going to need more opportunities with how competitive the market is regardless of where you're looking, make sure you work with your agent to see how many homes have SOLD in your criteria in the past 3 months to give you a reasonable estimate of how many opportunities you will get in the next 3 months.

A tiny amount of peeling / chipped paint, a cracked window, uneven sidewalk, wobbly handrail, roof with less than 5 years estimated life - the list goes on and on.

I was going to spend the night so I could maximize my working time since the drive is over an hour each way and I needed dorm room level nourishment.I quickly learned that painting was the first big step, and before that, I had to spackle, mask, and remove anything I didn't want paint on.

We had a couple guests show up at the properties with masks on (I think because AIR told them to) but they ripped them right off when they saw we were ok with it.I have two impressions - 1) a paralyzing shutdown just makes people want to get away from the big cities and their lives in general. 2) The camp that is wary of the Govt mis-info and mandates et all is even more anxious to get out and get away.This is just based on my experience and my opinions only......

Even a little peeling paint will disqualify it unless the seller makes the repairs and then you pay for a 2nd appraisal.
