Hi, Are there any lenders offering HELOCs or second mortgages on rental properties with equity?

What loan terms are currently being offered for these type of rentals? 

If so, offer that price and if they doesn't like it let them be someone else's problem.

I've offered to send the spreadsheets to anyone who wants them - haven't said a WORD about money.I've made no bones at all about why it works - that's my whole point, actually.... but, keep trying to find fault.

Facebook has nothing to offer new investors at all, it's Facebook.

Might it be smarter to offer a slightly lower monthly rent in exchange for a tenant who feels more content.

Many other investors offer the same deal and it doesn't cost any upfront monies whatsoever.

To me, signing a broad exclusivity agreement kills your bubble; you're now cut off from every other agent's network.Of course, it has to be worth the agent's while to bring you a deal over someone else, so try and offer something of value like a finder's fee or, if you're flipping, the right to list the renovated house with the agent.
