IMHO, if you really want hardwood, you can't go wrong with a good old fashioned site finished oak floor.

We figured the charcoal looked pretty good with the honey oak but would also look good if the buyers decided they wanted to paint the cabinets white.

If I was a Realtor I  would be hesitant to submit offers 25 cents on the dollar on someones behalf, but since I am also an investor I would not be hesitant to submit an offer close to 25 cents on the dollar and see where the chips fall. 

Hi Debby,@Debby Chen The A/B areas I would look into are, The Pocket, Land Park, South Land Park, Curtis Park, East Sacramento, parts of Elk Grove, Fair Oaks, Granite Bay, Folsom, parts of Roseville.

Right now in the middle of a 5k ft restoration, just finished laying 1k sq. ft. select oak flooring and awaiting warmer weather to apply the finish.

It is pretty easy to verify this by finding a small stone at the edge and chipping it out.

The list price of the Home Depot (in stock) Lifeproof "Essential Oak" was $2.79 /sq. ft.
