If they pay before the court date is set, then I would say it is a judgement call on your behalf whether you choose to dismiss their case or not.

Unless he calls for a necessary repair(health and safety) then just give a standard "my attorney is handling everything and I have been advised to allow the legal system to proceed" something to that effect.c) File for a judgement for lost rent and damages and when you receive it make sure it gets recorded.Now all that has a HUGE caveat.

While I know that one must always use good judgement in these areas, which are mostly purple on the City Data map, I've never felt unsafe in the same way I feel unsafe in a bad area of West Palm or Fort Lauderdale.

The condo HOA cannot go for the full 35k since there was a final judgement on it, attorney says, and they can only go after the current owner and the previous onwer dues.My question is, if I should risk it and pay the current owner about 3-5k for the deed and try to negotiate with the HOA for $4500 or less?

I should also add that our mortgage was discharged in a CH7 BK in 2013, so if the investor were to default there would be no deficiency judgement against us, and as long as we're in another home already it would be irrelevant, aside from the fact that we'd have a foreclosure on our record.
