Ironically, it actually discouraged me from building a permitted ADU and opting for a nonpermitted basement ADU for au-pair quarters and later on airbnb (STR not allowed for permitted ADUs/duplexes etc) which seems to be a better return on investment vs. long term renter if living close-in.

Does anyone have a risk factor analysis on firepits/bbq's being a major risk of possibly burning down a multi-family building?

@Theresa Harris Ironically enough the tenants renewed in March when the water issue was already unresolved with the previous manager. 

Which, I don't know what iron-clad contract would help protect you to get into actually doing work.

It's a pretty great backyard for investors so hopefully we can find some iron that can help sharpen a rock that would like to try sharpening back.

Ironically, people/families buy cheap MH where they wouldn't qualify to rent.

The permit will also iron out any number of smaller issues.
