I love the theory behind a subject to deal, however i'm curious how some of you guys handle the potential drawbacks of the deal.I'm not very worried about the due on sale clause, it seems that this happens so rarely that statistically it can almost be ignored.

:) If it were me I would probably ignore the fact that you are going to house hack it for a year (or more) and run the numbers as if it was fully rented out.

I usually ignore where one person owns 4 or more properties as this is usually a cash strapped investor that will pay at the last minute.Properties that were transferred recently or has a new house also likely has a mortgage and the mortgage company will step in if the owner doesn't pay the taxes.I keep pruning down my list till it is managable.Then I start looking at them on the GIS system so that I can see what is (or was) on the property and the property lines.

You have to be ready to show up when the buyer needs you although, if you're not very concerned with keeping busy, you can just set hours and hope that they get filled. 5) I really wish you the best of luck in your new career and please ignore my cynicism....you'll do great!
