The process of finding a tenant is identical to finding a traditional tenant: market, vet prospects and choose your tenant.

You can verify their identity and their authority to work by reviewing their passport, Form I-9, etc. 

Now here is the thing, so-what if title does not fully transfer at the time of taking possession?

That could be another 3-7% depending on the lender points, rate buys and title fees.  

If nobody redeems during that lawsuit, and nobody with redemption rights demands a public auction, then the judge will foreclose your liens, quiet title in you, order the clerk of the court to issue a deed to you, and you will own the property, free and clear of any liens or claims.

Other facets of the job (such as dealing with title companies or lenders) are more manageable due to the fact that they usually operate during “normal” business hours, but if you work elsewhere during this time period getting things done might become quite difficult.
