The only exception I use is when the property is a high-end unit.Informative title makes your property look like a cheap business but it is still way better than common titles like cute, adorable, cozy.If you are charging over 1k per night, I think it is better to give more high-end title like Stay with 30,000 trees, tingle your inner artist with lake front retreatJust my opinion :)

I just got notice that both renters in my duplex are vacating end of March.

I would highly encourage paying a GC to walk deals out the gate, have them give a scope of work so you can see what items costs.

I imagine cost of labor might be a little bit cheaper in Idaho compared to Connecticut as we ended up paying 10k for gas furnace and 5k for AC with 10 yr warranty for Lennox product.  

So - somewhere 2 hours away, or somewhere you like to vacation in, or where all your family lives, or where you plan to move someday.Too many people are trying to do exactly what you're doing - pick a market based on a formula - and they end up buying a random 'cheap' property thousands of miles away, turn it over to people they've never met or even spoken to, and then... lose money.  

You should work with a Qualified Intermediary that is going to focus on administering the 1031 Exchange and not trying to get paid on the back end. 

And this low demand could be a couple of factors, either a rural location with low population density or the area incomes are not high enough in order to prevent a rent burdened scenario. 

I have not paid retail for RE in many years and would not in my high cost market (average SFH is ~$1m).

However, we have found time and time again that 10-20 hours of preparation on the front end can save you 50-60 hours during the renovation.
