I understood the difference between bird dogging vs assignment fee/wholesale as a BD takes a low fixed amount regardless of whether the deal closes i.e. $2k or something low.

Outside of wholesaling, I'd like to explore BRRR, Fix-n-Flips, and eventually Multifamily properties.

A 30-year fixed rate mortgage is currently sits around 6.6% interest:All else being equal, lower mortgage rates reduce the cost of ownership and, thereby, allow more people to afford to buy.

Start with one that only needs some cosmetic fixes (minimal drywall, paint, flooring) and see how you do.

Hello guys, I'm getting into the Section 8 investing and just wanted some feedback on a property I'm looking to purchase out of state.4BR 1Bath SFH, Mortgage payment is $917.37/M-$955.12 for a 30YR Fixed Rate at 7.13%, 80% LTV I am putting down $23,800.

But taking the long view, those low fixed rate 30 year mortgages are some of the best hedges against inflation you can have.

I am not really sure on how to fix it but I am sure it is extremely broken.
