I don't have much advice for the next place that will explode, I wouldn't recommend betting on this as a strategy. 

Any property I purchase would be a long hold unless the market just exploded to the point I'd make massive profits by selling.

ALSO, the market conditions for SFR in East Atlanta has absolutely exploded over the last 6 to 9 months - we are seeing comps in the high $200s, low $300s for that neighborhood in Edgewood when the comps 6 to 8 months ago were $219K-$229K.
