I agree with Jonathan, MTR are turning into more then just nurses, its insurance, big companies putting up their C level to just people looking to stay longer in a area and want a nice place to call home without a fixed lease.

I agree that it is a lot of money up front, but if the norm for the area is first and last month's rent, remember that the tenants who are moving in won't have paid last month's rent to their current landlord (if they are from the same area).

I am not a lawyer or know the nuances of licensure law to this level.That being said, I would imagine that if you signed contracts with clients that they will pay you $5,000/mo or $250/hr, or whatever you agree on, for consulting services, that is between you and them.
