I agree with Jonathan, MTR are turning into more then just nurses, its insurance, big companies putting up their C level to just people looking to stay longer in a area and want a nice place to call home without a fixed lease.

I agree that it is a lot of money up front, but if the norm for the area is first and last month's rent, remember that the tenants who are moving in won't have paid last month's rent to their current landlord (if they are from the same area). 

Your spouse or partner has to agree, or it will only create arguments.

Hi @Dennis Pulscher, I agree with @Kevin Sobilo - your best bet here is to deliver a 10 Day Demand Notice for non-payment. 

Next, ask them if you can inspect the property for any damage prior to agreeing to the payment amount.

I am not a lawyer or know the nuances of licensure law to this level.That being said, I would imagine that if you signed contracts with clients that they will pay you $5,000/mo or $250/hr, or whatever you agree on, for consulting services, that is between you and them.
