It will attract better tenant/buyers who are more likely to close, and less likely to cause damage.I don't do rehabs myself but I focus almost exclusively on doing lease options with nicer homes for exactly this reason.

All strategies must be entirely at arm's length, and exclusively for the benefit of the IRA - so no comingling IRA and personal funds, no services (such as swinging hammers) by you, etc.

@Lamario Hopson, in Alabama, as in virtually all other states, you must be in exclusive possession of property before you can quiet title.
